- Follow the designated check-in and check-out times/dates unless otherwise approved in writing. Unauthorized late checkouts may interfere with cleaning schedules and may result in additional charges.
- Early check-in and late checkout requests are subject to availability and must be approved in writing prior to arrival. Unauthorized late checkouts may result in additional charges of $100 per hour.
- Door Code: A unique entry code will be sent 10 minutes prior to check-in for arrival.
- Identification may be requested at check-in to verify the reservation holder.
Property Access

- On rare occasions, maintenance staff, management, or contractors may require access to the property for urgent repairs or scheduled service. Advance notice will be provided whenever possible.
- Private walkway to the beach – direct access to the shoreline.
Policies and Rules
- By booking this reservation, you agree to the following policies, terms, and conditions. Please treat this vacation rental with the same care and respect you would your own home.
- Minimum Age Requirement: Guests must be at least 25 years old to book this property. If it is determined that the guest who made the reservation is under 25, the reservation will be canceled, the guest will be required to vacate the property, and the unused portion of the stay will be refunded, minus a $250 administrative fee.
- The guest who booked the reservation must be present during the stay and may not book on behalf of another party.
- Maximum occupancy: 8 guests.
- Only registered guests are permitted on the property. An additional fee of $100 per unauthorized guest per night will apply. The stay may be terminated without refund if unauthorized guests are discovered.
- No smoking or vaping allowed inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.
- No parties or special events unless arranged and approved in writing by management prior to arrival.
- Pool / Hot Tub Usage: Use of these amenities is at your own risk. Children must be supervised at all times, and no glass is permitted near the pool or hot tub areas.
- Pet Policy:
- Pet Fee – $200 per pet (Limit of 2 unless otherwise approved)
- Weight Limit – 25lbs
- Restricted Breeds – Pit Bull, Doberman, Rottweiler, German Shepherd
- Pet Registration Required – Guests must complete the Pet Registration Form (found in the guest portal) and provide up-to-date rabies vaccination details.
- Pets must wear a current rabies tag when walking on the premises. Management reserves the right to request proof of vaccination in cases of aggressive behavior or if a pet bites another guest.
- Pets are welcome only with prior written approval and payment of the applicable pet fee. A $500 fine per pet will apply if a pet is brought without disclosure, fee payment, or completion of the required pet registration form prior to check-in. If evidence of a pet is found and the number of pets is unknown, it will be assumed that at least one pet was present for the purpose of assessing the fine.
- Guests who violate the House Rules, cause disturbances, exceed occupancy limits, bring unauthorized pets, cause property damage, or otherwise breach the terms of this reservation may be evicted without refund of any unused nights. Removal for violation of these terms constitutes removal "for cause" under Florida Statute § 509.141(2).

Fees and Payments
- 10% Down Payment – Required at the time of booking to secure your stay.
- Final Payment – Due 14 days prior to check-in.
- Booking Fee – This fee helps deliver guest experience including 24/7 guest support, professional cleaning coordination, maintenance coordination, property upkeep and quality assurance, marketing and listing exposure, and administrative operations.
- Insurance Fee – This fee provides accidental damage protection during your stay up to a certain limit, in place of a security deposit.
- Cleaning Fee – The cleaning fee covers professional cleaning, sanitization of high-touch surfaces, freshly laundered and sanitized linens and towels, restocking of essential toiletries and paper goods, trash removal, property inspection, and ensuring quality standards.

- Air Conditioning: Available year-round. Please do not set the thermostat below 70 degrees during the spring and summer. Do not leave windows or doors open while using the AC.
- Utilities: Use responsibly. Excessive or negligent use, such as running AC with openings, may result in additional charges.
Safety and Emergency Information
- Use of pool/hot tub amenities is at your own risk. Children must be supervised. No glass permitted near pools or hot tubs.
- Not responsible for lost, stolen, or abandoned personal items. Guests should check for belongings before departure.
- Guests are responsible for any damage beyond normal wear and tear. Repair or replacement costs will be billed as needed.
- The property may be sold or transferred at any time. In case of property sale after your booking, efforts will be made to honor your reservation or assist in finding comparable accommodations. Advance notice will be provided whenever possible.
